So what even is an asbestos management survey?

An asbestos management survey is the standard survey used for buildings that are in normal occupation. That means the building is being used — people are living or working in it — and nothing major is being done to it structurally.

The job of this survey is to find asbestos-containing materials (ACMs) that are present in normal areas of the building. It doesn't involve taking things apart or breaking into hidden voids. It's designed to identify asbestos that could be disturbed by everyday maintenance or activities.

Once the survey is done, you get a report. That report tells you what's there, where it is, and what condition it's in. From there, you can build an asbestos management plan — basically a record that says "here's what we found, here's what we're doing about it."

What is an asbestos management survey?

That report is not just a nice-to-have. If you're a landlord, employer, or dutyholder under the Control of Asbestos Regulations 2012, you are legally required to manage asbestos in your non-domestic premises. The management survey is the starting point for doing that.

Cambridge buildings and the asbestos reality

Cambridge is full of older buildings. From Victorian terraces off Mill Road to 1960s and 70s university departments, council housing blocks in Kings Hedges to commercial properties around the city centre — a huge number of structures were built during the period when asbestos was used regularly in construction.

Finding asbestos in a building doesn't mean you have to rip everything out. In many cases, asbestos in good condition that isn't likely to be disturbed is best left alone and managed in place.

This matters because different types of asbestos carry different risk levels. Crocidolite and amosite are generally considered more hazardous than chrysotile, and knowing exactly what you're dealing with affects the decisions you make about management and removal.
