A city street filled with lots of tall buildings

Asbestos Testing & Sampling

Know exactly what's in your property — samples taken safely and tested in a UKAS accredited laboratory.

We recently assisted a local builder, he got in contact with our office after discovering what he thought may've been old asbestos-containing felt on a flat roof. Following a quick conversation with one of our experienced surveyors, we were on site the same day to sample the material. The following afternoon, the report was issued, complete with UKAS-accerted bulk certifcation.

He could continue with his project, with his mind at ease knowing it isn't asbestos and no lost time on his project.

Asbestos Sampling

Asbestos sampling means we take a tiny piece of a material in your home and test it. Old pipe lagging, textured ceilings like Artex, floor tiles, cement roof sheets. You can't tell if something has asbestos just by looking. Even experts can't. The only sure way to know is to test it under a microscope.

If your property was built or worked on before the year 2000, there's a real chance asbestos is in there somewhere. That's not a reason to panic. Most of the time, if it's left alone and in good shape, it's safe. The danger comes when it gets disturbed, through drilling, broken edges or general use.

What is asbestos sampling?

Talk to a consultant first

Not sure you even need sampling? That's where our consultants help. Ring up and just ask. We'll hear what you found and what you're planning, a kitchen rip-out, a loft job, buying a house, then tell you straight if a sample is worth it.

My honest take? For some small jobs, one or two samples saves you a lot of stress and money. A full survey may not be required depending on your situation.

Asbestos Sampling

When you book asbestos sampling & testing with us, you get a qualified asbestos surveyor who knows what they're doing. Our surveyors hold the relevant P402 qualification and have experience working across a wide range of building types — ranging from one bedroom flats to hospital.

The surveyor will attend the property at an agreed time and take samples of the suspect materials. Those samples are clearly labeled, bagged, and sent off for analysis. The surveyor records exact locations, condition assessments, and photographs as part of the inspection.

Undertaking the sampling

Turning samples into answers

All our samples go to a UKAS-accredited laboratory for analysis. This is what converts a "suspect material" into a confirmed result.

The lab identifies whether asbestos is present, and if so, what type. Chrysotile (white), amosite (brown), and crocidolite (blue) all have different characteristics and different implications for how they should be managed and removed. Knowing which type is present is vital with planning the next steps, whether that material is managed in situ or remediation and removal work is required.

We work with labs that turn results around quickly. A survey that drags on waiting for lab results holds up your project. We prioritise getting your completed report back to you in a timeframe that keeps your programme moving.

All analysis is carried out under UKAS accreditation — which means the results are reliable, legally defensible, and accepted by HSE-licensed contractors and regulators. That's not optional. If you're using results from unaccredited analysis to plan licensed removal work, you're on shaky ground.
